Depreciation Reports for Victoria properties

What the report covers for a typical Victoria strata corporation.

Depreciation reports for strata corporations in Victoria, prepared under the Strata Property Act,, including a 30-year cost projection and three funding scenarios for the council to compare. Site attendance is routine rather than a special trip, with our Vancouver office 115 km or so away.

The building and its intended purpose for the report together determine what's covered. The purpose drives the scope, so tell us if it's for a deal, a filing, planning or a disagreement, and we'll confirm coverage before quoting.

There's no handoff between who prepares the report and who seals it — one licensed professional does both.

The depreciation report page sets out exactly what the report covers and how the process runs.

Common questions

Depreciation Reports in Victoria

Does my Victoria strata need a depreciation report?

Corporations with five or more strata lots need one — that's the threshold. As of July 2024, deferral by three-quarter vote is no longer available, and the cycle is five years.

When is my deadline?

The 1 July 2026 deadline applies to corporations in Metro Vancouver, the Fraser Valley and the Capital Regional District with no report, or one older than 31 December 2020. Everywhere else in BC, the deadline moves to 1 July 2027.

Who is qualified to prepare it?

A defined set of qualified professionals has been the requirement since July 2025. We prepare and seal every one with a licensed Professional Engineer.

How long does it take?

Property size and document turnaround typically put it at four to eight weeks.
