Depreciation Reports for Surrey properties

What the report covers for a typical Surrey strata corporation.

For Surrey strata corporations, our depreciation reports follow the Strata Property Act, including a 30-year cost projection and three funding scenarios for the council to compare. We attend from our Vancouver office, some 25 km distant — close enough that a site visit is never the bottleneck.

Two things set the scope: the building itself, and what the finished report needs to do. Tell us the purpose — a sale, financing, planning or a dispute — and scope gets confirmed before any quote goes out.

One licensed professional both prepares and seals the report, writing it so the findings can be acted on directly.

For the complete picture of what the report includes, see the depreciation report page.

What we assess in Surrey

Scope depends on the property, but these are the components that drive most local budgets.

Building envelopeExterior cladding, sealants, windows and doors, wherever the corporation holds responsibility for them.
RoofingThe sloped roofs over the townhouse units, usually where the largest single cost sits.
Site worksRoads, asphalt, curbs and lighting across the site — frequently the majority of the report on low-rise property.
ParkingParking, at grade or structured, following a repair schedule separate from the rest of the site.
Mechanical & electricalShared heating, ventilation, water service and distribution equipment.
Interior common areasCommon interior finishes in corridors and lobbies, which age visibly long before anything structural does.

Common questions

Depreciation Reports in Surrey

Does my Surrey strata need a depreciation report?

Corporations with five or more strata lots need one — that's the threshold. July 2024 ended the three-quarter-vote deferral option, fixing the cycle at five years.

When is my deadline?

The 1 July 2026 deadline applies to corporations in Metro Vancouver, the Fraser Valley and the Capital Regional District with no report, or one older than 31 December 2020. The rest of the province has until 1 July 2027.

Who is qualified to prepare it?

A defined set of qualified professionals has been the requirement since July 2025. We prepare and seal every one with a licensed Professional Engineer.

How long does it take?

Usually four to eight weeks, varying with property size and how fast the corporation supplies its documents.
