Depreciation Reports for Richmond properties

What the report covers for a typical Richmond strata corporation.

We cover Richmond's strata corporations with depreciation reports under the Strata Property Act, with a 30-year projection and three funding models the council can weigh against each other. Our Vancouver office, about 15 km from Richmond, means the site visit is straightforward rather than something we have to plan around.

The scope is set by two things: the property itself, and what the report needs to accomplish. Whatever it's for — a deal, a filing, a budget or a dispute — tell us and we'll confirm the scope before we quote.

There's no handoff between who prepares the report and who seals it — one licensed professional does both.

The depreciation report page explains the report structure and how the engagement runs, in full.

What we assess in Richmond

Scope depends on the property, but these are the components that drive most local budgets.

Building envelopeCladding, sealants, windows and doors where the corporation is responsible for them.
RoofingSloped shingle assemblies on townhouse blocks, usually the largest single expenditure.
Site worksPrivate roads, asphalt, curbs, walkways and lighting — often the bulk of the study on a low-rise or townhouse corporation.
ParkingParking, at grade or structured, following a repair schedule separate from the rest of the site.
Mechanical & electricalShared heating, ventilation, water service and distribution equipment.
Interior common areasCorridors, lobbies and stairwells, where finishes wear on a visible cycle.

Common questions

Depreciation Reports in Richmond

Does my Richmond strata need a depreciation report?

Corporations with five or more strata lots are covered, so in most cases yes. The three-quarter-vote deferral option ended in July 2024; reports now fall on a five-year cycle.

When is my deadline?

The 1 July 2026 deadline applies to corporations in Metro Vancouver, the Fraser Valley and the Capital Regional District with no report, or one older than 31 December 2020. The rest of the province has until 1 July 2027.

Who is qualified to prepare it?

As of July 2025, only a defined set of qualified professionals may prepare the report. We prepare and seal every one with a licensed Professional Engineer.

How long does it take?

Four to eight weeks is typical, depending on property size and document turnaround.
