Depreciation Reports for Burnaby properties

What the report covers for a typical Burnaby strata corporation.

For Burnaby strata corporations, our depreciation reports follow the Strata Property Act, each including a 30-year projection and three alternative funding models. Because our Vancouver office is about 15 km from Burnaby, getting to site doesn't add cost or delay.

Scope is never generic — it follows directly from the building and the reason the report exists. Tell us the purpose — a sale, financing, planning or a dispute — and scope gets confirmed before any quote goes out.

There's no handoff between who prepares the report and who seals it — one licensed professional does both.

For the complete picture of what the report includes, see the depreciation report page.

What we assess in Burnaby

Scope depends on the property, but these are the components that drive most local budgets.

Parking garagesThe parking structure's slabs and membranes typically dominate the cost table on a high-rise property.
Building envelopeCladding, sealants, windows and doors where the corporation is responsible for them.
ElevatorsModernisation on older buildings, often overdue and rarely fully funded.
RoofingThe sloped roofs over the townhouse units, usually where the largest single cost sits.
AmenitiesAmenity spaces — pools, gyms, party rooms — that wear out faster than the building around them.
Mechanical plantShared mechanical equipment, from boilers and chillers to the risers distributing services throughout.

Common questions

Depreciation Reports in Burnaby

Does my Burnaby strata need a depreciation report?

Corporations with five or more strata lots are covered, so in most cases yes. July 2024 ended the three-quarter-vote deferral option, fixing the cycle at five years.

When is my deadline?

In Metro Vancouver, the Fraser Valley and the Capital Regional District, corporations with no report or one dated before 31 December 2020 face a 1 July 2026 deadline. Outside those regions, the province gives until 1 July 2027.

Who is qualified to prepare it?

A defined set of qualified professionals has been the requirement since July 2025. We prepare and seal every one with a licensed Professional Engineer.

How long does it take?

Four to eight weeks is typical, depending on property size and document turnaround.
