Depreciation Reports for Vancouver properties

What the report covers for a typical Vancouver strata corporation.

In Vancouver, depreciation reports for strata corporations are prepared here under the Strata Property Act, with a 30-year cost outlook and three funding models built in. Our Vancouver office is right in the city, which keeps site visits simple rather than a line item on the invoice.

The property and its intended use for the report both shape the scope before any work begins. Let us know the purpose — sale, financing, capital planning or a dispute — and we'll confirm the required scope before quoting.

One licensed professional both prepares and seals the report, writing it so the findings can be acted on directly.

The depreciation report page sets out exactly what the report covers and how the process runs.

What we assess in Vancouver

Scope depends on the property, but these are the components that drive most local budgets.

Parking garagesThe parking structure's slabs and membranes typically dominate the cost table on a high-rise property.
Building envelopeExterior cladding, sealants, windows and doors, wherever the corporation holds responsibility for them.
ElevatorsElevator systems approaching modernisation, a cost that's frequently underfunded in older towers.
RoofingShingle roofing across the townhouse blocks, typically the biggest line item on the property.
AmenitiesAmenity spaces — pools, gyms, party rooms — that wear out faster than the building around them.
Mechanical plantShared mechanical equipment, from boilers and chillers to the risers distributing services throughout.

Common questions

Depreciation Reports in Vancouver

Does my Vancouver strata need a depreciation report?

Corporations with five or more strata lots are covered, so in most cases yes. The three-quarter-vote deferral option ended in July 2024; reports now fall on a five-year cycle.

When is my deadline?

A 1 July 2026 deadline applies in Metro Vancouver, the Fraser Valley and the CRD, for corporations with no report or one predating 31 December 2020. Outside those regions, the province gives until 1 July 2027.

Who is qualified to prepare it?

A defined set of qualified professionals has been the requirement since July 2025. Ours come prepared and sealed by a licensed Professional Engineer.

How long does it take?

Four to eight weeks is typical, depending on property size and document turnaround.
