Depreciation Reports for New Westminster properties

What the report covers for a typical New Westminster strata corporation.

We cover New Westminster's strata corporations with depreciation reports under the Strata Property Act, with a 30-year cost outlook and three funding models built in. Our Vancouver office is some 20 km distant, which keeps site visits simple rather than a line item on the invoice.

Two things set the scope: the building itself, and what the finished report needs to do. Let us know why the report's needed and we'll settle the scope before quoting, whatever the purpose.

The same licensed professional prepares and seals the report, written so you can act on it without needing a translator.

For the full report structure and process, the depreciation report page has the detail.

What we assess in New Westminster

Scope depends on the property, but these are the components that drive most local budgets.

Parking garagesThe parking structure's slabs and membranes typically dominate the cost table on a high-rise property.
Building envelopeCladding, sealants, windows and doors where the corporation is responsible for them.
ElevatorsModernisation on older buildings, often overdue and rarely fully funded.
RoofingThe sloped roofs over the townhouse units, usually where the largest single cost sits.
AmenitiesAmenity spaces — pools, gyms, party rooms — that wear out faster than the building around them.
Mechanical plantShared mechanical equipment, from boilers and chillers to the risers distributing services throughout.

Common questions

Depreciation Reports in New Westminster

Does my New Westminster strata need a depreciation report?

Corporations with five or more strata lots are covered, so in most cases yes. As of July 2024, deferral by three-quarter vote is no longer available, and the cycle is five years.

When is my deadline?

A 1 July 2026 deadline applies in Metro Vancouver, the Fraser Valley and the CRD, for corporations with no report or one predating 31 December 2020. Outside those regions, the province gives until 1 July 2027.

Who is qualified to prepare it?

July 2025 introduced a defined set of qualified professionals as the only ones who may prepare it. Ours come prepared and sealed by a licensed Professional Engineer.

How long does it take?

Four to eight weeks is typical, depending on property size and document turnaround.
