Depreciation Reports for Nanaimo properties

What the report covers for a typical Nanaimo strata corporation.

Strata corporations across Nanaimo rely on us for Strata Property Act depreciation reports, each including a 30-year projection and three alternative funding models. We work from our Vancouver office, roughly 75 km away, so site attendance is straightforward rather than an added cost.

The scope is set by two things: the property itself, and what the report needs to accomplish. Whatever it's for — a deal, a filing, a budget or a dispute — tell us and we'll confirm the scope before we quote.

The professional who takes responsibility for the report is the one who writes it, in language meant to be acted on rather than decoded.

The depreciation report page explains the report structure and how the engagement runs, in full.

Common questions

Depreciation Reports in Nanaimo

Does my Nanaimo strata need a depreciation report?

Corporations with five or more strata lots need one — that's the threshold. As of July 2024, deferral by three-quarter vote is no longer available, and the cycle is five years.

When is my deadline?

The 1 July 2026 deadline applies to corporations in Metro Vancouver, the Fraser Valley and the Capital Regional District with no report, or one older than 31 December 2020. The rest of the province has until 1 July 2027.

Who is qualified to prepare it?

A defined set of qualified professionals has been the requirement since July 2025. A licensed Professional Engineer prepares and seals every report we deliver.

How long does it take?

Property size and document turnaround typically put it at four to eight weeks.
