Depreciation Reports for Coquitlam properties

What the report covers for a typical Coquitlam strata corporation.

Strata corporations across Coquitlam rely on us for Strata Property Act depreciation reports, each including a 30-year projection and three alternative funding models. We attend from our Vancouver office, 30 km or so away — close enough that a site visit is never the bottleneck.

Scope is never generic — it follows directly from the building and the reason the report exists. Whatever it's for — a deal, a filing, a budget or a dispute — tell us and we'll confirm the scope before we quote.

The professional who takes responsibility for the report is the one who writes it, in language meant to be acted on rather than decoded.

We cover the complete scope and process on the depreciation report page.

What we assess in Coquitlam

Scope depends on the property, but these are the components that drive most local budgets.

Building envelopeEnvelope components under corporate responsibility: cladding, sealants, windows and doors.
RoofingThe sloped roofs over the townhouse units, usually where the largest single cost sits.
Site worksRoads, asphalt, curbs and lighting across the site — frequently the majority of the report on low-rise property.
ParkingParking, at grade or structured, following a repair schedule separate from the rest of the site.
Mechanical & electricalShared heating, ventilation, water service and distribution equipment.
Interior common areasShared interior spaces — corridors, lobbies, stairwells — where wear shows up well before it's structural.

Common questions

Depreciation Reports in Coquitlam

Does my Coquitlam strata need a depreciation report?

It applies if the strata corporation has five or more strata lots, yes. The three-quarter-vote deferral option ended in July 2024; reports now fall on a five-year cycle.

When is my deadline?

In Metro Vancouver, the Fraser Valley and the Capital Regional District, corporations with no report or one dated before 31 December 2020 face a 1 July 2026 deadline. Outside those regions, the province gives until 1 July 2027.

Who is qualified to prepare it?

July 2025 introduced a defined set of qualified professionals as the only ones who may prepare it. Ours come prepared and sealed by a licensed Professional Engineer.

How long does it take?

Property size and document turnaround typically put it at four to eight weeks.
