Depreciation Reports for Kelowna properties

What the report covers for a typical Kelowna strata corporation.

Depreciation reports for strata corporations in Kelowna, prepared under the Strata Property Act,, including a 30-year cost projection and three funding scenarios for the council to compare. Our Vancouver office, some 325 km distant, means the site visit is straightforward rather than something we have to plan around.

What gets covered depends on the building and on why the report is being commissioned in the first place. The purpose drives the scope, so tell us if it's for a deal, a filing, planning or a disagreement, and we'll confirm coverage before quoting.

There's no handoff between who prepares the report and who seals it — one licensed professional does both.

For the full report structure and process, the depreciation report page has the detail.

RoofingSloped shingle assemblies on townhouse blocks, usually the largest single expenditure.
Site worksSite infrastructure — private roads, paving, curbs and lighting — which makes up most of the assessment here.
ParkingSurface lots or a structure, each with its own repair cycle and cost profile.
Mechanical & electricalCommon mechanical and electrical infrastructure — heating, ventilation, water and distribution.
Interior common areasCorridors, lobbies and stairwells, where finishes wear on a visible cycle.

A defined set of qualified professionals has been the requirement since July 2025. Ours come prepared and sealed by a licensed Professional Engineer.
