Each city has its own page, with local detail and the corporation prefixes you will see there.

What the study involves

The requirement is the same across Peel Region; the scope depends on the property.

Every condominium corporation must complete a comprehensive reserve fund study within one year of registration, then update it at least every three years — alternating between a Class 2 update with a site visit and a Class 3 update without one.

Corporations across Peel Region are registered through the Peel land registry division. Registrations from May 2001 onward carry the prefix PSCC; earlier ones carry PCC, which usually signals an older building with components at or past their first replacement.

The study inventories the major components, assesses their condition, estimates remaining service life and replacement cost, then models the fund year by year over 30 years against three funding scenarios.

It ends with a sealed report and the Notice of Future Funding (Form 15) that the board must send owners and the auditor.

Components we assess

Scope follows your declaration — what the corporation is responsible for, not what happens to sit on the property.

Building envelopeCladding, sealants, windows and doors where the corporation is responsible for them.
RoofingSloped shingle assemblies on townhouse blocks, usually the largest single expenditure.
Site worksRoads, asphalt, curbs and lighting across the site — frequently the majority of the report on low-rise property.
ParkingParking, at grade or structured, following a repair schedule separate from the rest of the site.
Mechanical & electricalShared heating, ventilation, water service and distribution equipment.
Interior common areasShared interior spaces — corridors, lobbies, stairwells — where wear shows up well before it's structural.
