What the study involves

The requirement is the same across Ontario; the scope depends on the property.

Every condominium corporation must complete a comprehensive reserve fund study within one year of registration, then update it at least every three years — alternating between a Class 2 update with a site visit and a Class 3 update without one.

Prefixes vary by land registry division across the province — TSCC in Toronto, PSCC in Peel, YRSCC in York, DSCC in Durham, OCSCC in Ottawa and so on. The prefix tells you both where a corporation was registered and, from the presence or absence of the word "Standard", roughly when.

The study inventories the major components, assesses their condition, estimates remaining service life and replacement cost, then models the fund year by year over 30 years against three funding scenarios.

It ends with a sealed report and the Notice of Future Funding (Form 15) that the board must send owners and the auditor.

Components we assess

Scope follows your declaration — what the corporation is responsible for, not what happens to sit on the property.

Building envelopeCladding, sealants, windows and doors where the corporation is responsible for them.
RoofingShingle roofing across the townhouse blocks, typically the biggest line item on the property.
Site worksRoads, asphalt, curbs and lighting across the site — frequently the majority of the report on low-rise property.
ParkingWhether surface parking or a structure, this carries its own distinct maintenance timeline.
Mechanical & electricalShared heating, ventilation, water service and distribution equipment.
Interior common areasShared interior spaces — corridors, lobbies, stairwells — where wear shows up well before it's structural.
